A closer look at the views, golf, land and resort-style experiences that make this Kendall County community one of the Texas Hill Country's most distinctive addresses.
A rare balance of privacy, scale and everyday connection.
Cordillera Ranch is more than a collection of luxury homes. It is an expansive, thoughtfully planned environment where architecture, acreage and recreation are shaped by the land.
For buyers considering Cordillera Ranch, the homesite and membership structure matter as much as the residence and its infrastructure.
A private estate shaped by the view.

Neighborhood intelligence
Neighborhood Spotlight: Cordillera Ranch
Hill Country views, club lifestyle, acreage, golf and resort-style living.
Cordillera Ranch is near Boerne in Kendall County. The community’s official FAQ places its main entry on Highway 46, less than a mile west of FM 3351 at Bergheim. Use that entrance and the specific home when testing your routes to Boerne and San Antonio. The drive within the community is part of the trip, too.
Why does Cordillera Ranch stand apart among Boerne luxury communities?
The distinction begins with scale. Many luxury neighborhoods offer beautiful homes; Cordillera Ranch offers room for the home, the view and the life around both. Homesites vary considerably, from lower-maintenance settings near club amenities to multi-acre estate properties positioned for privacy, long-range vistas or equestrian use. Custom architecture is guided by community standards designed to preserve the Hill Country setting, but residences still express individual priorities through materials, floor plans, outdoor rooms and resort-level amenities.
That variety is important for sophisticated buyers. Two homes with similar square footage may deliver very different value depending on topography, view protection, usable acreage, construction quality, water systems and proximity to the clubs. A meaningful comparison requires more than a price-per-square-foot calculation.
How do acreage and Hill Country views shape daily life?
Land changes how a home lives. Walk the area you would use for a garden, outdoor dining or recreation, then compare it with the survey, slope and existing improvements. If guest space, a workshop or horses are part of your plan, check the property’s restrictions, architectural approval process and service capacity before treating the acreage as permission to build or use it that way.
The finest view is valuable, but a well-planned site often delivers the stronger everyday experience.
Buyers should study each homesite at different times of day. Morning and evening light, prevailing wind, road position, drainage, tree cover and the orientation of neighboring improvements all influence how private and usable a property feels. The finest view is valuable, but a well-planned site often delivers the stronger everyday experience.
What does the private club lifestyle include?
The Clubs of Cordillera Ranch form the community's social and recreational center. Depending on membership level, residents may enjoy the Jack Nicklaus Signature golf course, clubhouse dining, tennis and pickleball, swimming, fitness and spa services, equestrian facilities, outdoor pursuits and Guadalupe River experiences. The golf course moves through native hills, valleys and water features, creating a setting that is both challenging and unmistakably Hill Country.
Choose the membership around the activities you will actually use. The official club categories distinguish Full Golf, Limited Golf and Ranch membership. Ranch membership excludes golf; Limited Golf has restricted course access. Tour the facilities that matter to you and confirm the current privileges, availability and costs directly with the club.
What should a discerning buyer evaluate before purchasing?
POA ownership obligations and club membership are separate questions. The official FAQ says membership is required in Clubs Village, though it is optional in most other areas. A Master Full Golf Membership requires a property with the Master Full Golf Option. Ask for the home’s documents and current club terms rather than assuming a purchase includes a membership.
The community’s service list identifies water and sewer providers for specified units, including Clubs Village and The Springs, and individual wells and septic elsewhere. It also lists GVTC fiber service. Confirm the unit, provider, active connection and available service at the address; request records for any onsite systems.
Restrictions, architectural review requirements, insurance considerations, water capacity, septic records, proposed improvements and the future view corridor all deserve careful due diligence. For buyers planning new construction, lot evaluation should happen alongside builder selection and preliminary design, not after the purchase.
Cordillera Ranch offers acreage without isolation and club amenities without a temporary resort atmosphere. Access to Boerne and San Antonio does not require giving up the visual quiet of the Hill Country. For the right buyer, that balance is the value.
